This question is for fellow providers out there....
If you do escorting for a living and it's your only income,how can you get your own apartment?They want proof of income.They want to know where you work.What you do for a living.Pretty much they want to know everything.In this situation how can you get your own apartment?How do you guys do it?

doing freelance. If they ask me to submit my pay stubs I ask them if they will accept my last 2 years of my tax returns since I am self employed, which they normally do.

bank statement even though a good option at the first glance does not mean much
you could have borrowed money for one day...but ask if landlord is willing to accept it along with a good credit score....if you filed tax returns , that could help too  

if you have a client that trusts you or SD, he might be willing to co-sign for you...but it is rare ...i personally do like asking for favors like that...not how i was raised, do not like being in debt to anybody...

depending how successful you are in this industry and how you are with manager your income, you can buy your own place through private financing (paying mortgage to the previous owner), you put large down payment down and pay above the market rate in interest, but quicker that going through the bank...hard to find these type of deals, but not completely impossible...especially in the current low interest marke

Octavia, would you say that they neighborhood that you are looking to buy into would be critical when determining what would be the stipulations for proof of income?  Also would you say that in lower class neighborhoods they tend to ask less stringent questions and might be a little more lax on proof of income, as opposed to an upper class neighborhood where all of your i are dotted and your t's are crossed?  That is why I am thinking you tend to be a bit more innovative when you are trying to find a second residence for business purposes.  You also have to do unconventional things when it comes to proving income and showing that you are a good risk to rent or lease an apartment or unit to.

I just rented a new place and Chicago and I said I was self employed and get paid cash and I was prepared to show bank statements with all the deposits but on somewhat of a weird miracle they approved me and I never even showed them any proof of employment....weird...

...Corporate landlords have rigid and inflexible rules regarding qualifying for an apt.  Small landlords are more flexible - if you come up with the maximum security deposit, you shouldn't have a problem finding an apt.

Not everyone works a job.So no that's not true.my friend has been unemployed for years.Is the irs looking for her?No.It's not illegal to not have a job lol.So that's bs what you just said

and showing income, is probably your best bet for long term financial health.  

When I was living in Mexico, I was claiming a very minimal amount of income, and after six years of being gone, I was a little worried about being able to rent a decent place. When I offered up six months rent up front though, no one said no ;-)

I am now a landlord, and have the same policy. My cash payers get an occasional property check (just because cooking meth is a thing here), but as long as they can give a substantial deposit, I am happy to work with them.

I find saying you are self employed doesn't work with that.
Also credit must be in good shape.

As a landlord in the SF Bay Area it works like this. Pay stubs are looked at but verification with personnel is done. The "quality" of the company is looked at. If it's Apple you are in. If the company looks like a shaky startup or dubious you may be passed over.

If you have tax returns from self employment, they better be signed by a CPA. Yes, we verify it's really him or her that signed your tax returns.

Generally you will need established credit.  

The real estate market varies from area to area. In Detroit they can't give units away. In San Francisco we have multiple applications for any decent place on the market.

Landlords don't make money from evictions.

So I worked at a strip club , they took my SS number and when you run my credit report its says I  

work for "_____" but they don't keep track of the money I make because I  an independent  

contactor so I just showed my apartments 3 months of bank statements 3X the rent and that was

 enough . Some places DO want a tax return (NOT ALL) but it is a good idea for file for something .) If you ever plan to finance a car of buy a home .  

If your in this business your capable of making BANK but its all up to you . So what's a a day or two of work to pay to uncle sam . Believe me it will catch up to you later if you dont !
