What's the OLD saying about real estate? "location, location, location?"
Luckily for YOU, Madam, you've come to a city that has one of the MOST extensive public transit systems in the world (whether it works WELL is ANOTHER issue!)
Your MAIN concerns regarding a location for your "enterprise" should be THUS -
1) Is it DISCREET? In other words, is there ALOT of what's known as "foot traffic?" Many gents, ESPECIALLY the married ones, would prefer a DISCREET location where they WOULDN'T have to worry about running into their friends (or WORSE yet, their WIFE's friends!).
2) Is it REASONABLY near a SUBWAY stop? If you have to walk TOO far, say to some ISOLATED, out of the way part of town, that might DISCOURAGE a potential "visitor." By the same token, if you establish yourself reasonably near a transit hub, you may not even need to pay the typical INFLATED rents you'll find in Manhattan. You can look into an OUTER borough like Queens, again, assuming it's RELATIVELY close to a transit hub/subway stop.
3) If you INSIST on Manhattan, then I would definitely stick to MIDTOWN, preferably midtown EAST, where MOST of NYC businesses are concentrated. Sure, you'll pay an OBSCENE amount of money for a rental, but you'll have access to POTENTIAL "visitors" from ALL over the city, especially those who would pay you a "visit" during their lunch hours, and a MIDTOWN east location would make it CONVENIENT for them to get BACK to their offices within a REASONABLE amount of time.
