Can anyone who's familiar with both markets tell me if I would do appx as well in the Vegas market as in SoCal? I lived in Vegas for 7 years but didn't do this there. I am considering moving back due to the WAYYY lower housing market. Please share your thoughts. Thanks
you might do better in Vegas. Not sure about how much better the housing market is here but the commutes are definately better.
LA and Vegas seems fairly competitive markets though. Lots of escorts are advertising in both places so it's going to be difficult to stick out from the crowd. Not sure what the non-indie escort scene is like in LA but you have a lot of choices in Vegas (agencies (which usually sucks, money that is, from the guy's perspective), AMPs (I don't find the value here), bar girls (sorta higher class streetwalkers roaming the various casino bars), and brothels (a good hour away but legal and safe); guess I should include streetwalkers as well but it's usually away from the touristy parts of town). The main difference that I can think of is that most clients in Vegas are from out of town where LA you might have a pretty good mix of locals and out-of-towners.
I highly recommend you talk with Nikki Avalon on this one. She is VERY familiar with both markets.
My feeling is that both markets are very good, and, you are correct...the housing in Vegas is definitley less expensive. Now, having said that.....please don't go!!!
due to my non-hobby obligations... Not that they would change but I have to consider what's best. I just went a little mad last night looking at a floor-plan for a GORGEOUS GORGEOUS HUGE home in my price range in Vegas and comparing that with the SHOE BOX I can get here for 50K more. Sigh.
A friend of mine showed me her new house on my last trip to Vegas and it was awesome, 2 car garage, 3 pretty large bedrooms, nice big back yard (no grass, but come on it's Vegas), 3 full baths, inground pool and jacuzzi which was fenced in away from the large back yard, half circle drive way...all for 450k, in LA that would cost you, what? Something like 1 to 1.2 million...at least, hell, even here in the Baltimore area thats a 750k+ dollar house, seeing that pretty much convinced me I'm moving to Vegas as soon as I can...hey, maybe I'll be living on the same street as you Avalon, now that would be a sight, seeing you walking out every morning to get the paper, just do me one favor and dont tie the front of your robe please
but part time. I'm going to be looking at condos this next trip. There are a lot of cities I'd like to live in addition to Tampa so this year is the "investigating" one. Any tips would help if you'd like PM me.
even make money, most times, when all is said and done. The right area is the key....and, there are many here.
In the last 2 years, homes in desirable areas have doubled in value.........has that topped out???....backed off a little right now, but the market will soon be continuing upward!!
For business sake,and if your finances allow, maybe a small place in LA and an investment in a nice home in Vegas. Work both areas, see if you like Vegas (Guys bring a lot of money here for well reviewed providers,....and, you can build some steady local business as well) Bottom line is.....it would almost be difficult to go wrong with a careful home purchase in Vegas......and, you will get much more!
Amazing how housing markets differ. THat house you decribe BigP would probably cost you at the most 250k and it would be a four bedroom house with both formals and lots of landscaping

Southern Highlands by far - much bettter traffic conditions and I think the south end of town is nicer than NLV; Take a look at Mountain's Edge, also nearby - esp the Pardee Homes...
In any case, LV is a fun town with tons of money and visitors flowing into the valley. You'd do just as well with fewer customers, if that's your choice. Psychologically, men are much more predisposed to spending a little extra here.

You can get a 2 bedroom 1 and half bath row home in Baltimore for 250k...if your lucky, hell if it's in the Canton area or someplace like that it will run 500k+ for a town house, so 450k still sounds good to me, lol
