If you're interested in a multi unit building choose one where your gentlemen callers don't have to wait outside and be aware that sounds travel through party walls. If you're going to live there remember that you are inviting strangers in who may see personal items they wouldn't see in hotel room. I know several ladies that keep a separate in call for this reason but if you're low volume that may not be economically feasible. At least use a dedicated bedroom.  As for amenities, I suppose that depends on your menu, but always enjoy a spacious bathroom and a nice sofa for getting to know you chit-chat. Good luck.

Definitely avoid apts in homes in the burbs - nosy neighbors, high visibility of coming & goings.

You said "city", so you seem to have this covered. Personally, I would be comfortable arriving at - say a large apt complex (elevator!) that has a fair amount of foot traffic.

Natural sunlight is a big selling point. And if you are on a high floor, who know what fun we might have in front of the window?

Both were in a condo...
One had an entrance from the outside..the other had an elevator ..another worked in her apartment.. she was very nervous about traffic  and made a client walk several blocks  to her place.
In both cases they were great.. secure... and comfortable..

meaning acess to your building/unit without too much notice.
Private/enclosed entrance, no standing on the step ringing the bell.

Most importantly, someone greeting you at their door with a killer body and attitude to match. Seems you have that covered.

Completely agree with the northr's post about access to your building/apartment without much notice.  Once I am at the entrance and inside the building the only person I want to see is you.  While a client bumping into a neighbor occasionally may be unavoidable you don't want it to happen often.  The best thing to look for IMO is for the neighbors to be younger, shorter term tenants who aren't home much.  You don't want to have neighbors who have lived there for 15 years and are always home.  They know the buildings patterns and will notice if a bunch of random middle-aged male visitors start parading through the halls.

I like the mirrors idea too.  A couple of more minor details may be a good solid bed frame that isn't very squeaky and good soundproofing in general.  Finally this sounds crazy but you might try to notice how solid the floor is when you walk around inside.  Years ago I had an apartment in a stand alone 3 family in Everett and when the downstairs neighbor was having sex the whole damn building shook.  Of course she was a fairly big girl but still...lol.

Personally I think a permanent incall is a huge mistake. here are the reasons to think about.

Nosy neighbors. Lets face it, people are nosy. If you are in a building with a door man obviously not a great idea. A triple decker also not a good idea.  A big complex is better but you will have neighbors and until you move in, you wont know who they are. Could be a stay at home Mom with screaming little kids, or an elderly person who also stays home most of the time, or the little old lady who wants to be friends and brings you cookies and is always just showing up at your door. You could get lucky and your neighbors could be working professionals who are gone all day, however people get sick and stay home from work. They could notice people coming and going.  

I have been around since the beginning of time lol and I have known lots of girls who have used permanent incalls. Here are some real things that have happened.

Your a very pretty girl, guys who live there will be checking you out. saying hello in the lobby or when you get in and out of your car etc. They will naturally be curious about you. They are working from home one day and notice the traffic. They become curious and do a web search, figure out whats going on and think wow I have a chance. They will show up at your door expecting you to be available, they hint about things like they can help protect you. (in exchange for freebies of course) this of course will become a problem.

                                              Clients:

If you decide to live there clients will find out you real info. The question asked the most by clients is: What is your real name? You know mine. They ask to take a shower and while in your bathroom look for clues to find out your info. They check your medicine cabinet for prescriptions with your name on them. While you are in the bathroom, they will casually look through your trash etc. They find out, next thing you know they are sending you friend requests on facebook, etc, etc.

Clients who now know your location will think its Okay to just stop by. You have to buzz people in, but that's no problem, they just wait and when someone comes to the door they ask "can you hold it for me?" your with someone and they are knocking at your door yelling in the hallway "are you available, I was in the area." It freaks out both you and the client you are with. (these are usually the guys who you don't want to see again. the ones you don't answer your phone for.)

A disgruntled client who threatens you to see him or else they might drop a dime, or the ones who now want freebies for the same reason.

God forbid something does happen and you are arrested. EVERYTHING and I mean everything ( furniture, clothes, money, etc.) in your incall will be taken by the police as they consider it gotten by illegal gains.  You have a painting hanging that your grandmother left to you in her will, stuff you acquired long before you ever worked as a provider, gone (unless you have written proof of it being a gift from a relative). Your case gets dismissed or you just get a fine, no big deal, but try getting your stuff back, forget it.

OK, you say your low volume and the chance of these things happening are almost none. If you get a permanent incall, unless your independently wealthy your bills will double. Another rent, heat, electricity etc. If you only see one or two clients a day, you probably wont be able to afford a separate incall. The truth is your clients will double, or if you go way up on your rates to cover the additional costs, your amount of clients will decrease.  

These are real things that have happen to real providers.

Just something to think about.

Lots of great points .... I was recently at one just hanging with a provider friend and her client who'd just texted her that he was there was waiting to get buzzed in.  
Before that happened, s tenant walked in with him right behind her, padding me in the lobby.  

Sent a qwik text to my friend that he was already in elevator and on his way up.

This was on a day it took her 10 minutes to buzz me in because of door problems. SURPRISE

 I'm working on setting up a permanent incall - hotels can get a bit exorbitant for a low volume provider, and they are not always as comfortable as one would hope. I'm looking at small apartments in the city, and I'm wondering what features would be most desirable from the client perspective. Any and all ideas welcomed. I'm pretty excited about getting to decorate and make a space that fits my style!
#1 - Free, easy, safe parking.
#2 - See above.
#3 - See both #1 and #2.    :)

But really beside parking.... A real bed.  Mattress and box spring on the floor is really tacky - and limits certain positions, especially for us more mature gents.

Decoration is actually appreciated.   Something warm, sincere and unique.    Makes me feel more connected and also safer.

Elevator is above the second floor.  Again, us guys in the 50's don't want to wear out prematurely by walking up seven flights ;)

Clean.

Natural lighting, but that can be muted if play demands

Not sure if you were buying or renting. Short term rental 3-6 months gives you some flexibility to move before things become too obvious. All cautions for privacy mentioned above still apply. City is pretty expensive but metrowest might be more reasonable.  

As for amenities, a big spa tub or soaking tub for two would be soooo much fun.

A favorite who would visit me at my condo decided to get an apartment. Was turned in by neighbors and busted. Charged with prostitution and being a Madame. Police took $5000 cash they found and laptop. Judge dismissed Madame charges since you can't be your own victim and fined $200. The cash and laptop gone forever.

Perhaps it is just a NYC thing, but every apartment I've ever been to in Manhattan with a doorman, they needed to call up before I was let through.  99% of this applies to seeing friends, but I've occasionally seen a provider at her apartment.

It was really awkward once when a provider didn't give me a heads up or any special instructions regarding her doorman...  When I got there I tried to play it cool and walk by but the doorman stopped me and proceeded to grill me about where I was going.  I initially gave him just the apartment number, but he insisted on me providing him a name associated with the apartment.  I didn't know what to do so I gave him her provider name...  He obviously only knew her real name so that didn't help at all, if anything it made things more awkward.  I told him I was just meeting a friend  and I asked if he could please just call up, which he finally did after some more grilling.  I was about to just cut my loses and leave, but he finally gave me the ok.  This provider was also an email only corresponder so when I emailed her I was having problems with the doorman I never heard back...  That stress ended up playing a factor in kind of ruining the session...

TL;DR
Don't get a place with a doorman :)

I certainly haven't been around anywhere near as long as Jill, but these things all seem pretty obvious to me. I think a girl would be crazy to have a permanent (or even just for a few months) incall location.

A real bed with a proper height is important for us young guys too.  I once saw a provider at her friend's tiny apartment in NYC's West Village.  Cute place, no doorman (see my other post in this thread)...but the top of bed was like 2 feet off the ground.  I absolutely love standing next to the bed during mish and doggie, but unfortunately both of those positions were impossible with that dinky bed.

Most hotel beds (in the US at least) are the perfect height for both of those positions ;)

Don't know Jill but all she says makes sense.  Stick with the hotels and sign up for Hilton Honors and SPG Rewards!  If you have a bad client and feel unsafe, you can always check out and be gone; they even have security if need be.  Can't do that with an apartment or Condo  Please be careful and stay safe....
