It's just the hub for the area with easy access and parking, plenty of hotels and mostly a real good excuse for guys like me to "go into the office."  Lol
Barbie actually summed up why it's the ideal location in another post...it's the center of wealth for the region.

Tyson's and the surrounding area is great. Alexandria is fine too, as is Arlington.
