Try Edgardo's Trattoria (sp?) over in Alexandria across from EOS-21.

Looking for...

Italian (but not Olive Garden)
Chop house/Steak house (but would prefer to not visit a chain e.g. Ruth's Chris, Flemmings, Capital Grille, etc.)
Casual brick over pizzaria.

Chart House has a nice location, but from what I recall it's also a chain.

We are staying closer to the Metro station, but wouldn't mind a mile or so walk to the water.

Seriously though,  what's wrong with chart house?  
I don't know if it's a chain or not but it's still great.

Don't you like the water front view and the central location , board walk?

Sorry, I don't know Old Town well enough to suggest places there but I do have two recommendations:

1) There's a free bus/trolley service that runs from the Kings Street Metro stop down to the waterfront; Google it for the schedule but I think it runs fairly late into the evening

2) There's a great non-chain steak place called Ray's the Steaks that's located in the Courthouse neighborhood of Arlington, an easy Metro ride for you from the King Street stop.  I think it has a marvelous balance between quality and price.

It's not that far from the Metro station, and it's really good.  Reasonably priced, high quality.

Chart house is awesome. Alexandria runs a free trolley up and down King Street as well. Not sure of the hours that it runs. To my knowledge Chart House is not a chain. But for Italian try Ladini Brothers it's great landinibrothers.com

It's a chain, but Bertucci's is in the middle of Old Town. It's brick oven piazza restaurant. I love their rolls and olive oil (free).

I know this is not on your list, but Mai Thai is probably the best Thai food I have ever eaten, but that is by the water (which is far from the Metro, which I assume is the King Street stop).
