Location questions in SE DC

I know some areas are ones that clients will be uncomfortable with but DC is being gentrified in many places.
Everyone still goes out in Adam's Morgan and U Street and it has had it's past issues.
Looking for feedback on areas to avoid as afr as bargain hotels and areas with parking problems .
Please give me zipcodes or neighborhood /area names as far as safe or less safe.
I am thinking it will be best to be metro accessable.

SE DC unless it was right on Capital Hill is not a good area. Same for most of NE.

I think the area around the Navy Yard in SE is nice.  The Waterfront (yes, that's SW, but only one metro stop away) stop of the metro isn't too bad, but not as nice as the Navy Yard.  Those two area are more up and coming in SE/SW and don't deserve the bad reputation SE has.  Granted, the rest of SE probably deserves that reputation.  The Navy Yard only really has one decent hotel though (Courtyard) a block from the metro and I certainly have no idea how business would be.  I'm in the area all the time for work and found myself surprised since I always thought of SE as a place to stay away from.  I think in 10 years that area of SE will be really happening.

...Check out the hotels at and around National Harbor. They are right outside 495 by 295 in PG county off of Indian Head hwy. (route 210). They have a variety of hotels and easily accessible from southeast without being in southeast,SE is evolving but still Damn-Ass dangerous, esp.@night.

I used to go to a club near the new Courtyard and would park for several hours on the street ith no problem.  Once I had to leave it overnight on the property.  I was surprised, almost shocked to find no damage.

I'd echo the comments re SE DC - I'd never see someone there - just too dangerous a reputation.  If you want to save on downtown rates, use a hotel in the Crystal/Pentagon City region or Rosslynn.
