Ok, lets have some fun.  Its the TS Showcase Showdown

So, here is the deal.  I always get out and exercise, ride my bike, etc.  Well, I ride by this neighborhood every day.  Its not the best area, for sure.  Lots of gang activity, illegal acts/sales, etc...

So, the game......

There is a duplex (income property, two apts) for sale in Hollywood.  The area is extremely run down, bars on windows, lots of crime, and quess what?  Right across the street from this duplex you will find a few TV girls working every night until the early hours.  Oh,  this occurs about twenty feet from the front door to this duplex.  

Well, the duplex obviously has a view (ts/tv girls working all night) ha ha....Seriously.  

The duplex is probably 1400 sq feet total, painted and in good shape and FOR SALE.  It was probably built in 1930 and is adobe style, flat roof, nothing special, no ac, 1 car driveway, no garage.

Its in Hollywood.  Taking the above into consideration, whats your price?  

How much do you think this property is going for right now? I took a flyer off the sign.......

Hmmmm, this is a tough one.....I say it's worth:

6 mules, 12 cows, 8 pigs, and 4 raccoons (you can use squirrels to pay for closing costs; rabbits will do in a pinch).

I grew up down there, ah a few years ago.  I would say it will probably go for $750,000.  I suggest we TS lovers chip in collectively, buy the place, put up the girls across the street and have a "ball."

Hmmm.. If I'm guessing the right location, I'd say $399,000.  That's not including an "all you can eat" card from the girls across the street.

yes, you heard it, its 725K.  Yes, for only 725k, you too can live in the hood with TV whores right outside your front door.

What a deal eyyyy?  Thats almost too good to pass up.

You'd have to get about $5,600 in rental income on that duplex just to break even. And that's not even factoring in the down payment and other costs of buying income property.

So figure around $2,800 rent for each unit.
You can get some really nice apartments in nicer areas of Los Angeles for that kind of scratch.

Of course, there won't be any TS streetworkers within whistling distance.
