When I retired, I bought a new house with a detached garage. My plan was to convert the garage to an Auxiliary Dwelling Unit or ADU, sometimes called an In-Law home. By renting out my ADU I generate consistent post-retirement income as well a tax write-off for related expenses. I completed construction on the ADU 2 years later (delayed due to COVID) and successfully rented it to a mid-twenties guy who used his new MBA to get an entry-level office job in my area. He was an excellent tenant but left me in August when he found a better job on the south part of town.
You only scratched the surface of problems. Having an SB permanently that close to home is a bad idea. Even a girlfriend. I'm not sure I would rent to just a friend.
And I have provided apartments for SBs in the past but they were strategically far from me.
I have a couple of rentals that are modestly priced and could perhaps be affordable by a SB. I have occasionally been tempted to rent to a SB, esp when thinking with the little head. Fortunately, the big head takes over and says No Effing Way! for all your reasons and more!
Renting to an SB would be an exercise in poor judgement. Better to instead rent the unit to to a qualified renter who has been vetted and shows a responsible history of paying their rent on time. Then take a portion of the rental money from the qualified rental and put that toward sugaring. Then you have your ass covered. If the SB fucks up you get rid of the SB. If the renter fucks up you have legal cause for eviction and have at least some chance at recovery. To combine them is to invite certain disaster.
Set it up as a rent-free fuck house. Outfit it with 3-4 beds/couches and recruit an equal number of Asian girls that you have the hots for.
Solves all your problems with regards to coming and goings (mostly cummings lol) and everybody is happy.

Considering the location turnover rate of AAMP's (Asian Apartment Massage Parlors) in the greater Los Angeles area, which are essentially what you are suggesting, I'd probably be facing felony pimp charges before my next property tax payment.

I have commercial rentals still, but over the years sold off all of my home rentals for price appreciation and to get rid of headaches. I still have one that is connected to a commercial property. It would be a great spot for a SB or escort. I have thought about renting it to one of the above. One of my friends told me if I do " you will never get her out of the place " .
