Proper airflow and humidity. Sex can get you sweaty and hot and the air needs to be humidified if it's too dry, and proper temp control is a must. I've had a few sessions where I couldn't get enough of the provider but both of us were a sweaty mess because of lack of proper ac or whatnot.

Mirrors in the bedroom. . Not quite an extra but mirrors are super fucking sexy.

Bluetooth speaker/laptop with good sound/TV that has Bluetooth connection. some clients like to listen to their own music playlists on phone. I know I do.

Shower stuff, and bottled water.  I've had escorts lay out snacks and beverages, but really, I find it more of a distraction.

first congratulations on the new (and first) residential incall! besides everything people have said above, as a provider, some things I have added that have been beneficial:

 
(lean against the) wall mirror is beneficial in the bedroom
sound system or something similar to a JBL for mood music
water in the fridge in addition to having a few other beverage choices
a bar cart - doesn't have to be fully stocked but whiskey & whisky, gin, etc
greenery and/or art - having plants (even faux ones) warms up the space
stock up on sheets, towels, and washcloths
valet/butler stand is helpful especially if you have suit wearing clients
a tower fan in the bedroom

...is my ATF's towel warmer. It's also a steamer, so clean up after play time is quite nice and relaxing.

I'd also recommend some of the internal condoms (aka FC2s). If you're familiar with them, they can be quite an enhancement for clients.

It really is something I look forward to just before it's time to go.

...I've noted over many years is the frequent absence of someplace to put ones' clothing.  Probably 50% of incall dates had no such obvious convenience.  So, a chair/hooks on the wall, something/anything convenient.  Heck, even one of those temporary over the door style hooks that could be stored when not needed would've been nice.  And a bath or hand towel or wash cloth laid out on the bathroom sink for my use is always appreciated.

A place for me to hang my clothes. More importantly, a CLEAN and DRY place to hang my clothes.  One woman was in a bare bones apartment, the only place for my clothes was in the bathroom at the shower curtain rod. I didn't realize that the way the water sprayed from the shower head, some of it wet my clothes both of the times that I showered, once when I arrived and again just after we had had sex. Another woman had a chair at the foot of her bed for me to drape my clothes over. With all of our vigorous fucking, we didn't realize until afterwards that we had knocked the chair over.

Clean (preferably NEW) towels. I've given up on this one completely and started taking my own towel to all sessions. Too many times I've been handed a "questionable" towel, or no towels were available at all. Old towels, holey towels, threadbare towels, musty-smelling towels, damp towels, blatantly dirty towels, towels that were too small, scratchy towels, etc. The one I carry is a type of beach towel that I throw in my backpack.

Room temperature bottled water. Not everyone likes or can drink refrigerated, chilled, or ice-cold water. Please leave a few bottles aside at room temperature just in case your guest has a preference.

Pets. No everyone is a pet person or an animal person. I had a civvie girlfriend whose dog was jealous of the time I spent with her, but even worse, would always watch us very intently and growl when we fucked.  My girlfriend thought it was cute, I didn't. Pet hair, hairballs, pets doing number 1 or number 2, vomiting, etc., it can ruin a session for some people. If you have a pet on site at your incall, please consider these factors.

Too cold or too hot. This one is tricky. Personally, I can't stand air conditioning, no matter how hot a room is or how hot the weather is. I prefer opening windows over turning on the air. Besides, some of those machines are too loud. Conversely, during cold weather or in a room that's naturally too cold, an extra sheet or extra blanket can come in handy. Just two weeks ago, middle of December, sexually, I had a great session with a woman, but I was freezing the whole time, especially my legs and feet, but she didn't have any other bed linens besides the sheet that covered the mattress. It's true that you get heated up during sex, but when a room is too cold it can sometimes break the mood. I hate wearing socks during sex, I think it's a dork move, so I muddled through, but I half jokingly and half seriously told her that instead of lingerie, the next time I see her I'll give her a gift of another sheet or a blanket for her incall bed.  

The mirrors, candles, snacks, toiletries that others mentioned are all good suggestions.

safe, discreet, clean, and a shower is available, I don’t really require any other extras. I even bring my own shower supplies, so I don't require those things either.  

Now if a provider wants me to specifically use her shower supplies, which has happened once, I don't have a problem doing so.

Nothing but...

...white sheets and towels so they can be easily washed with bleach. 1 part of bleach + 10 parts of water to spray on the tub and the surrounding calking regularly, which undoubtedly will be moldy over time. Use distilled vinegar for the colors load and it will refresh and brighten up the colors.  

 
A nice kept tidy incall is an instant hard-on. Shower gel bottle pump and no bar soaps. Scented lotion and candles are my favorites, along with a light touch of perfume as I am single and have no SO.

 
Champagne, wines, vodka, and whiskeys are always a nice touch. Leave the glasses in the freeze.

These things are important to me…

In the bathroom, I always have a clean set of towels for the guy. I have a bench for him to sit down on in case he needs to sit while he’s undressing and I have hooks on the back of my bathroom door for clothes along with hangers.

I have three different kinds of body wash options. I have extra toothbrushes individually wrapped (I like the bamboo ones from Amazon), two different kinds of mouthwash and Dixie cups.

I have plenty of candles and an essential oil burner that makes a pretty light and it smells good.

I think nice lighting is very important along with a comfortable bed and a nice clean bedspread.  

Of course I always have some basic BDSM toys available in case we need something new and I have a fun penthouse truth or dare game!  

Maybe I shouldn’t give away all my secrets!

Clean, Clean!, CLEAN.
Amenities are nice but the fundamentals are . . . Fundamental. Too many incalls I've seen look like the Greyhound bus station after a bus load of teenage boys passed through. I'm not gonna touch the mouthwash if it looks like the sink is covered in last week's dirt and the wastebasket is stuffed with condom wrappers. Basic tidiness goes a long way. I want to feel like I'm in at least a grown-up space.

If you offer a shower, clean, fresh towels are a must. Better a cheap and clean dollar store towel than trying to dry with paper towels.  (I speak from experience)

And most drug stores or the BB&B sell those paper single-use hand towels in packs of 50. I'd much rather dry my hands with one of those than a hand towel that's damp with . . . ?  And less laundry for you.  

Maybe ask yourself how you'd like the guest bathroom to look if I invited you over to spend the weekend. I'm pretty sure you'll start with the basics.
