This is a question for providers who have incall locations, or guys who GO to incall locations.  

What is the best type of incall location (that is a residence, not a hotel). What should the environment look like or be when you're walking to the door. What are some red flags? What can a person do to make a good first impression (besides just having a clean environment).

Seriously, these are questions that really belong on the Newbie Board and they've all been asked and answered a million times.
Briefly, there's no such thing as the "best type."  It depends on what you like and what her rate is.  Some guys like to go to her apt.  Others feel safer in a hotel.  Nice hotels are better than fleabags but if you go with a cut-rate girl that's all you can expect.  Only use a hotel with a real lobby, not a motel where the rooms open onto a parking area.
Make a good first impression by arriving clean, being respectful and bringing a full wallet.

But  anyhoo, I was guessing that HS was a gal, not a guy, and is interested because she wants to attract good clientele.

But whatever the story is, you make good points.

Basically try to avoid any kind of apartment where you live there, because it can be dangerous for you if some guy becomes a stalker.  Also you may get evicted if the neighbors get wise and complain to the landlord.  LE might even get called in.

A time share at a nudist resort however would be ideal.  Don't laugh, I know someone who had one down in Florida.

yes beside clean: clutter-free, smell good, not too bright, not too dark, not too cold, not too hot, TV not on, soft music or silence...

Minimal foot traffic is nice but really, when was the last time you gave half a shit what someone you saw walking down a street or hall was doing?  Most of my incalls are at hotels but two residential visits stand out: one was a very secluded massage studio, no adjoining walls so we could be nice and loud...the other was below street level with a door code, nice clean place and I never saw another soul going or coming.  The more unseen I can be, the better!

Safety, discrete parking and good location are always important, but for a GFE I would want it to look like a regular apartment, looking like a girl's bedroom.  For a PSE, it should be more plain "accessorized" with some sex toys and for a Domme, it should be "dungeonized" and darker.

I have a place for incall I just want more tips on how to keep it presentable (of course it's clean and clutter free) but I would love it to be a bit more romantic but also worried about parking simply not being discreet enough. Thanks for all the awesome feedback!

Less is more. Everyone is different, but clean and clutter free is a way to go imo.  Maybe throw in a dimmer light switch. Don't want to make it feel too artificial, candles are cool and all but I don’t need more reminders that this is just a “work” place.  

PS: I know i contradict myself but I am a big fan of strategically placed mirrors...huge :)  Plus TV or music for background noise might make initial phase a bit less awkward but some might disagree.

is in a legal brothel so I am biased.  I think it is the best safety wise because you don't have to worry about being arrested and having your life ruined or being ripped off or attacked by a thug.

 
Certainly for you guys, I would think you would look for well-reviewed lady working in an upscale apartment.

Hotels are risky because they work with police.

I just wish all the States would legalize it and allow ladies to work safely in a legal setting where they safe and protected as well as the clients.  When I look at all the money LE spends on making busts when there is TAX REVENUE that can be generated by legalizing and regulating it - its just crazy.

Dennis and I have both been doing a lot of media the past few days since Wednesday's big news.  We want it safe for everyone
