I thought it would be convenient since you can be as loud as you want (unlike in a hotel) and you won't be bringing strangers to your home and upscale, good vibes, not trashy.

AshleyJames21, If you were actually going to start up a BDSM Bar in Portland, Oregon. Then make it clear (In Someway, Shape &/or Form what type of Bar you are running). And don't forget to have all the right paperwork to cover your ass. And in writing (Policy Form) put if there's an entry fee & What not.
What’s the incentive to visit besides the greens? I can imagine many BDSM plays who require anonymity wanting to be displayed out in public. Unless, your a lifestyle player. I can be as loud as I want in my hometown.
The good news is there is a niche market for fully equipped and maintained dungeon space. The bad news is you will probably have to charge more than the market will bear due to the hygienic standards that will be expected. If you can't keep it clean and sanitized to a high standard in the post-Covid mentality between EACH customer, it will just degrade into a dive place that gents with decent money to spend won't want to go. All you need is one or two reviews saying someone stepped in something disgusting and you're finished, so the question is, "can you keep the place spotless for each and every customer, and still make a buck?" From what I have read on this subject over the years, the number of guys with a sub-fetish of wanting to come into contact with bodily fluids from another man is very small. If noise is your worry doing it at your residence, then tell each customer to bring a ball gag or else buy a new one from you when they arrive.
