Hey guys! So I finally have my own incall set up in midtown and I am super excited to start seeing clients there (No more hotels yayy). My question is for all you guys, as I begin the process of preparing the place for visitors... what do you look for in a good infall location? Any preferences or important must haves? I'd love to hear your feedback!

is the first thing that springs to mind.

Obviously a comfy bed and curtains or drapes on the windows.

Some tasty snacks for after the session are always a nice touch.

Soft music in the background is also good.

One thing you can omit is a TV.

Speaking of background music, as a wearer of hearing aids, I would request to turn off all sources of background sound. Hearing aids lose most of the directionality of normal human hearing. So background sound to us is not "over there", instead it is just sort of everywhere making it harder to mentally filter out. Some voices are harder than others to understand. Background noise just makes it worse. So if you see a guy wearing hearing aids, you could either ask him, or just skip the music/TV this time.

Good/easy parking.  Easy in and out of incall apt/house - either discreet way to get in and out or busy enough you can blend in get lost in the crowd right away.   Inside clean looking and smelling and vacuumed.  Have drinks or water.  Have a shower.  Have a bed (that's made), or a couch at least.

Have all the things that make the place look like you could live there -- or at least have some partition screens up to block off the "undeveloped" spaces in the location.

Have some nice decor not just empty walls. Lighting and the decor theme will matter and will help set the stage and mood. That will depend on both who your target customers are and what type of service you aim at providing. But even if you're aiming at more of a porn type experience a nicer environment will not detract but if someone is looking for more of a GEF sensuous experience the lack of decor will detract -- or definitely does for me.

I really hate going to places where they only have the bare minimum -- like just a mattress on the floor, towels on the floor rather than bath mats, a table lamp but sitting on the floor, some folding chair rather than cushioned sitting chair. Make it feel like a comfortable place someone wants to be and that the hostess is trying to make you welcome and at easy.

a place I would probably pass on.  I agree completely with your description of what an incall should look and be like. Some of my favorite memories are a provider riding me on an overstuffed chair with an adequately stuffed pussy.  Lol

The  first  priority  I  take  pride  in  is  procuring  a  safe,  welcoming,  extremely  clean  and  sexy  Incall
with  all  amenities  one  may  desire.

I  won’t  divulge  all  of  my  secrets  however  I  enjoy  creating  an  indelible  overall  rendezvous.

Ambient  lighting,  candlelight,  jazz  or  massage  music,  beverages,  and  snacks  (for  a  longer  meeting)
are  always  prevalent  at  my  locale.

Crucial  however  besides  sanitized  and  overall  cleanliness  is  an  incall  which  actually  smells  fresh,
yet  not  overly  "scented".
(I'm  particularly  turned-off  by  "Vanilla,  Rose,  Patchuli  or  Cinnamon" scents)

Significantly  important  also,  is  either  fresh  air  from  an  open  window,  &/or  an  air-conditioner  &/or
numerous  fans  positioned  toward  the  massage  platform  or  bed.
(A  room  which  is  hot,  humid,  or  steamy  is  not  ideal  whatsoever,  however,  one  which  is  too  cold
will  get  "heated-up"  in  no  time  from  impending  "action")

A  newly-cleaned,  fresh-smelling,  non-smoking,  uncluttered  environment  is  most-desired  for  any  Incall,
Massage  Room  &/or  Bedroom;

✳   A  "designated  repository"  for  the  Donation  with  a  breath-freshener  nearby  (hint,  hint) 💋

✳   Visible  hooks  to  hang  clothing,  brief-cases,  backpacks,  purses  and  wet  towels  etc..

✳   A  side-table  to  place  errant  items  for  eye-wear,  keys,  wallets  and  phones,  with  an  additional,
            plugged-in  multi-pronged   phone-charger  if  needed.

✳   Kleenex,  paper  towels,  sanitizer,  wipes  and  a  visible  empty,  trash  receptacle.

✳   Freshly-Laundered  sheets  and  towels   F0R  EACH  &  EVERY  GUEST!

✳  Unscented  baby/body  wipes,  unlimited,  various-sized  condoms,  massage  oils,  lotions  and  lube.

Shower  Area:
✳  An  additional  "designated  waterproof  repository"  for  the  Donation,  as  many  Clients  tend  to  place
Donation  in  the  bathroom   whilst  showering.

✳   Visible  numerous  hooks  to  hang  clothing  and  wet  towels  etc..

✳   Freshly-Laundered  large  bath  towels,  hand  towels,  washcloths,  &  body-wipes
(FYI:  None  are  truly  “flushable”  says  my  Plumber)

✳  Brand  new  unscented  everything  in  the  shower;   soap,   multi-use  body  wash/shampoo,  after-oil/lotion

✳  New,  unopened  mouthwash,   breath  freshener,  new  toothbrushes,  toothpaste,  lip-balm

✳   An  empty  trashcan  with  possibly  a  note  indicating:   "Do  Not  Flush  Anything  Other  Than  Toilet  Paper"
(I'm  amazed  that  some  persons  think  it's  okay  to  flush  condoms,   gum,  matches,  paper  towel,  or
            baby  wipes)

I  stopped  offering  “outcalls”  because  I  discovered  that  some  locations,  be  it  ones’  upscale  home  or  hotel
is  seriously  lacking  in  cleanliness,  effort  or  thought  into  creating  an  inviting,  comfortable  encounter.

Just  a  brief  list  below  is  indicative  of  what  I've  previously  experienced,  which  makes  me  think  the  "Maid"
has  taken  the  day  off!:

No  clean  sheets,  hand  or  bath  towels,  paper  towels,  or  even  toilet  paper.

Unclean,  cluttered  surroundings

Unsavory  smells;  i.e.;  Pet  smells,  trash,  or  a  "smoker's  cloud"

Heater  up-turned  in  the  middle  of  a  heat-wave,  or  zero  fresh  air,  or  fans  available

No  bottled  water  or  even  a  bit  of  soft  music  to  create  ambiance.

A  little  effort  truly  goes  a  long  way!

Lots of good suggestions here and below. I'll just add that I always have to bring my own shoe horn / shoe spoon and I usually leave it for the gents who come after me.
.
It has usually disappeared or gotten lost by the time I return for another visit.

Why?

It's certainly a convenience, even if the girl is helping you put your shoes on.

...as long as it's easy parking and I don't need a theme park style map to find an apartment, lol. I been seeing kgirls lately and alot of their apartment complexes are like a maze. Add to that limited street parking and it's just a pain in the ass, especially if it's your first time at that location.

It goes without saying that a modern clean incall is best! One of my favorite providers has a leather loveseat, long narrow bench and square bench in her room! This furniture provides a myriad of possibilities to spice up the session!  More sex furniture than just a bed scores points with me!  Large mirrors are a must! I did just experience a ceiling mirror with a kgirl. It looked flimsy, not glass but served the purpose quite well!  Newer clean towels, mouthwash, and decent soap are all necessities! A few girls have large two person walk-in showers with bench - awesome. I also like a small water and some mini candy bars to snack on when leaving. I just saw a girl that was almost 6 bills, and her incall was a dingy studio walk up. Through a door, up one flight of stairs, walk to other end of hall, through another door, up another flight of stairs… then shower towel was threadbare and smelled like it had been used 1,000 times - not good. Room dusty and cluttered with old stuff and a rack of women’s clothes. Session was pretty good and she deserves a good review, but I will not go back to that place!

ladywhistledown,
As a Provider.....I would say that all you got to do is make sure your bed Cover & Sheets are clean, Thick Thermal Curtains are hanging up, Make sure there's clean Towels & Wash Cloth available, Make sure you get paid in full by Cash App or Cash (Upfront) because some love to take your services and negotiate the price at the end of the session and you get neighbors that maybe way too noisy (All in your business and call the police).

Lady,
I agree with pretty much everything here. I would emphasize that everything be unscented. Not everyone likes someone else’s choice in scent. I never wear any, for that reason. Unless someone has noticed the particular one I sometimes wear casually., and has commented positively on it outside the incall. Also, you can have soft music for mood or noise masking. We that wear hearing aids can ask for it to be turned off. Lastly, read up a little on simple decorator’s tricks to absorb, and not amplify sound. One really great provider I know has us both whispering, and fucking like a silent movie during the session. Neighbors, you know.

Urban centers do have more people who are accustomed to walking. Even if you drive to work and have a space in the office buildng garage or paid parking at a nearby garage, I don't think anybody would drive from downtown location A to downtown location B. They'd take public transit or walk. If you don't have a reserved space downtown and you see a space, you TAKE it!!! Can't pass it up! So what if it's still 15 blocks from your destination? "I found a space and it only took me 40 minutes of driving around to find it!"
.
Which brings me to mentioning that there are Parking Space apps to help find available parking spaces near your destination. You can even reserve, pay, and get discounts in the apps. Search for the Best Apps in your city, e.g.,

Another thought: Even if you don't have a car or don't have to worry about parking space, it could be useful to have a Parking App to help your visitors. "You're on your way? I just checked and there plenty of spaces at Parking Garage A in the middle of Xth St between Yth and Zth Aves which is two minutes from my address. ... Also, Garage B, Lot C, ...."

AND, unscented soaps/body wash!!! With a significant other, the fella doesn't want his clothes smelling of a soap that he shouldn't be smelling like! Definitely NO Irish Spring!

ICE!!!

Spare toothbrushes..... cheap, dispose of when he leaves.

Coffee? (Clients?). Even instant or the Folgers in the teabag thingy. A microwave or tea kettle.

Have lots of and large mirrors. We like to see ourselves doing it. This one agency that I started going to has this. I am not sure if it is a good thing yet. I do feel like its a distraction and makes me cum a lot faster.

Absolutely agree Lopaw!!

I don’t care about the amenities as much as most either because I don’t have an SO from whom to hide smells and I never go back to work after. But parking trouble is super annoying.

I’ve been to several of these mega apartment complexes but it’s not bad when she can just say something like “go to the far NW corner and park”, and then her place is right there. The ones that live in the middle of the rat maze need to quit texting and talk you in once on-site, IMO.

An amusing story from my first incall…

I rented a cute little one bedroom downtown Montreal as a dedicated incall space and purchased new furniture for it. Got everything setup like I wanted and was ready to go. It was warm and welcoming and I was very happy with the space I had created. My first client arrived and we moved into the bedroom. Got to the main act and discovered the bed squeaked. Loud!  It was horrible. Distracting and I felt like the entire building could hear us. First we laughed hysterically but eventually it was no longer funny. Ended up finishing on the hardwood floor!

I ended up drilling a bunch of extra screws into that bed frame so it wasn’t moving at all no matter what!

In my bathroom I have a countertop organizer/container filled with travel sized amenities such as, men’s stick deodorant, degree men’s spray deodorant, a few combs, hairspray, hand lotion, qtips, gum, chapstick, Tylenol, the one time use toothbrushes that have a bubble of toothpaste In the bristles and a flossing pick on the other end. I also have a big bottle of Listerine w, mini cups. For the shower I have a Men’s 3 in 1 body/hair wash, aswell as an unscented Dove wash!

I always keep and offer mini bottles of water and usually have some sort of wine/champagne if someone would like to indulge.

In my room, I have a separate little vanity type table w spray hand sanitizers, gum, and a bag of skittles. There  clients can leave their belongings and donation, and a stool for dressing as well as hooks to hang jackets, etc. I have one floor to ceiling mirror in front of the bed, and other mirrors in various places for that perfect view 😉 I keep baby wipes and tissues on hand, a waste basket, as well as clean towels.

I’m all about mood lighting, so I always have a couple of candles lit, a galaxy light projector, and colored light bulbs. Also have a standing slim oscillating fan, a nice chair, always a clean freshly made bed with regular and throw pillows!!
