Nobody can afford to sell a home and take a loss OR buy a home and move up because of the market price and interest rates. Example.... I have a townhome I could sell for 2.5 time what I paid for it. But in order for me to move "UP" or "upgrade".... I would lose all of that money I gained from the home sale, and have double the payment I have now. So why "up grade". OR if I just wanted to move "parallel" same parameters of the home with sqft, garage stalls, bedrooms, etc. I would lose all of that money I gained and still have a higher mortgage payment than I do now. So it is a product of MARKET and Interest rates. Until the market goes down.... housing is fucked.
