I would speculate that most of those assets include highly inflated 'appraisal' or self-claim or self-reported. He has been doing that all his life. Now, cows are coming home!

According to Trump, one of his most valuable assets is the 'brand value' of the Trump name.  

We've known and despised Trump for decades. Now the owners of lots of condos in Trump buildings made management take Trump's name off the buildings. Why? Besides hating the guy, they felt his name was dragging down the value of their investment.

Any speculation can be wrong. So are estimates like the ones used in the Forbes article that you referred.
