I stand corrected.

And Tina, if you price it right, it will sell. problem is that all these sellers still feel entitled to be making 200% on their house in just 3 years.  I know a lot of agents who essentially "buy" their customer's listing by talking about a price they'll never get in this market.  And they end up sitting through months of lame open houses.  But the moment the price becomes reasonable, the house moves quickly.
