Location is SO important. It needs to be easy to find, but also discreet. Even experienced hobbyists will be nervous the first time they visit a location.
Parking is always important, and if you are using a 2 call system, it's a great idea to have a good, neutral location to call from .
Lighting is important. Subdued is great, but make sure it is light enough for a gentleman to be able to see your beauty, that is at least half of the experience.
Pay attention to the music you play, both volume and choice. It should enhance the experience, not distract.

It should be clean and free of empty alcohol bottles and/or drug paraphernalia. Beyond that, I don't really care; I'm there to see the woman, not the pad.
One lady now long retired chose her incall locations in part to make it easy to discreetly come and go.
Thank you to everyone who's responded. A lot of people mentioned that location and discretion are key. Please know that those two factors were always "front of mind" so I'm not concerned about that.

I just got a beautiful incall that has been called "The Palace of Sex" in one of my reviews and, yep, it's all me...dripping with sensuality and seduction. A kitchen counter that is fuckable on is a nice option. A place for clients to sit to take on and off their shoes is a nice touch. I purchased a valet/butler stand as well for people who may still be wearing suits to work which has been a hit! I don't have my own art that I sell but there is an amazing artist named Tina Maria Elena that I love. I purchased some of her works and are having them framed to be hung up.
While I loved the hotels, it was a hassle for the first month or so. I opted to require a deposit because people, even some well-known folks, would NCNS or flippantly cancel. I would be damned if my time was wasted AND be out the cost of a room. Now, I don't require deposits in Minneapolis for incall appts that are 1.5H or less because if someone cancels, I'm not out the cost of a room and I can easily use that time for something else. It just feels better.
... but water is a very sensual element. Jacuzzi or an awesome multi-head full size shower to fit 2 people would quite a bit to the experience for me.
Let me know before you book your hotel. There's an amazing hotel with a shower that you can most definitely have a good time with someone in. You also could probably have an 8 person party in it as well! It's amazing.
I've been nicely entertained at the Leow's downtown in their accommodations, definitely showers built for 2 or 3.
