I have spoke with many service providers over the last few yrs about mortgage financing.  I'm a mortgage consultant.  Typically, the problem for SP's is that they cannot verify there income which keeps them in a "rental" situation.  

I now have a mortgage product that may help.  It is a "no doc" loan that only requires that you have decent credit, a fico score of 620 or greater.  Nothing else is examined, no asset check, no employment check, no income check.

Typically these rates about one and a quarter  percent higher than the market rates if you are putting minimum down (5%). That margin would get better as you put more down.  

And listen to this..... NO PMI!!!!
