GA - seeking sublet apartment advice

I have an apartment that has 4 more months left of the lease. I live at a different address close by.

It has been suggested to me by a couple of reliable providers that they want to work out of this space.

I am willing but... I need more information about my liability(s).  I did search past posts up to 7 pages before posting this.

What does your lease say about sub leasing?  Also, if the lease remains in your name and you sub lease the apartment to another party, and the other party trashes the apartment you are liable for the damage.  Also, what if they refuse to leave when the lease expires or they stop paying you rent? You will be responsible for the rent and if you stop paying the rent you will be named on the eviction lawsuit which will adversely affect your credit.  My advice would be to continue paying the rent for the remaining four months and forget about subletting the apartment to anyone.  It might be cheaper in the long run.

Or what she can do,is collect a security deposit to cover her time and cost, should she wind up having to pay for carpet cleaning or paint and supplies.It is obvious she needs help and finding a clean respectable provider even a traveling lady such as myself can be a good thing for her.
A seperate lease can be made with stipulations
once cleared with landlord.Many times the landlords don't know or care much as long as they get the rent ontime each month.

But the same with a hotel. Not saying TELL the
landlord lol! She can rent the room out as she wishes but roomate can  have a "date" be it in or outside of the dwelling.

She now triples her chances of getting caught if she rents to "the two reliable providers." She has already acknowledged she is renting so they can "work" there. And this is a felony.

Is it really worth to save four months of rent?

The apartment / lease is in your name...  In your line of work, you DO NOT want to draw attention to yourself.  An apartment is least secure as neighbors will surely figure out the comings & going, exactly what is going on.  Once the apartment is out of your control, a half dozen girls could start using it!  If one is busted, you'll be scrutinized too.  

I don't think it's a good idea.  If you need to sub-lease, turn it back into a nice normal residence.

you have no control over what clients your provider tenants will have. Do these provider tenants screen as well you? You loose all control of what goes on, and your name still remains on the lease. Is it really worth it?

I did not know it such a touchy touchy situation. The lease is in my name and I did not want to get in trouble if they got caught breaking the law.

I was going to deny any knowledge of anything to hoping to stay out of trouble.

better to be safe than sorry.Too much
