Correct. No escrow will accept $90,000 in cash for a transaction. They want traceable funds. That way they have low risk of the feds claiming the funds were being washed.

CASH sales in Real Estate happen all the time, no they are not the "norm" but neither are they unheard of, usually by foreign buyers from countries where either the banking system is not to be trusted, or mortgages are almost impossible to get, and where people are accustomed to dealing in cash for EVERYTHING.
