I moved here from LA almost 2 years ago and I'm pretty happy about still.

Fuck the 405 in it's face. And the 10, 91, 101, 210, 134, 2, 57, and the 71.

I left my old, W Hollywood 1-Bedroom apartment for a 3-bedroom, guard-gated house with a full strip view and pay $50 less a month.  Not to mention pick-ups from no state income tax (i assume you're filing taxes), and overall cost of living gains.  

Move here and take trips back when you need the weather/beach/culture/food.

Thinking of moving to Vegas in January... any thoughts on best areas of town to move to?  I definitely want a house... as I'm paying $1600 for a two bedroom now, and can get a house w/pool and spa for the same amount!  Grrr!

Henderson and the southeast are very nice.
North LV used to have crime issues, but they have come a long way to making it better. Still I would stay away from North Las Vegas.

The only downfall is that it takes about 25 to 30 mins. to get to the strip but you get used to the drive.  I have also lived in the Summerlin area which is really nice too.  I would stay away from the Northern area too although there are some nice places in the NW.

I am sure there are plenty of rental homes available right now!

I've always liked the South end of the Strip [out by the Silverton & SouthPoint]

1. The homes are a little more spread out, a little more quiet and secluded = less nosey neighbors
2. Your far enough away from the strip but close enough to the 15 to get in and out of the strip for work
3. My favorite 2 malls are out there "Town Square" which has everything from a movie theater - mall - whole foods - fry electronics and the "Bellz Outlet"
4. Rent and Real Estate to me is best price - newer homes - best views down south

When I was exploring Vegas before relocating here, I rented a corporate rental for what was supposed to be two weeks.  Ended up being a month.  :D  I went to open houses on my own and saw what I could get for my money and then proceeded to move forward with finding a realtor etc...  

If you are thinking of buying, this is the right time.  There are somewhere between 5-10 vacant, beautiful homes in my development which have been empty for between 9months-3 years.  All under $350,000 with a few around $180,000 (no pool/upgrades etc but still very nice.)

If renting is more your style, many families are desperate to hold on to their homes and are offering very flexible rental agreements for very reasonable rental rates.  Granted, most HOA rules in master planned communities such as Summerlin or Henderson hold restrictions against short term rentals, many will allow just a 3 month minimum.  (Otherwise, be sure to find a corporate rental which will not be difficult.)  

One extra thing to consider:  two story vs one story home along with square footage.  Many homes with over 2300 sf or two stories will have more than one AC unit.  This may not seem to be a big deal in the cooler winter months but I speak from experience:  heat rises, and as it's sunny here 98% of the time, if your bedroom/gameroom/whatever room is upstairs and receives direct sunlight, you WILL be using that AC unit even in those cooler months.  And in the summer, the usage of three AC units will add up quickly.  Ouch.

In any event, my greatest recommendation would be to spend a few weeks out here, explore on your own and be confident that you will find something to suit your needs.
