Admittedly, I'm pretty spoiled so if I need to drive more than about 15 minutes I'm having second thoughts. I have faced longer drives for someone I really wanted to see but most of the time I can find what I want within about a 10 minute drive (particularly since I have complete control over my schedule so never have to face rush hour situations if I don't want. And, many places even in rush hour times are still reachable within 15 minutes unless there's some accident. Should I say life is good?
Along with the other things you mention the over all decor of the location. Is the room empty or does it look like someone could actually be living there? Are the walls empty (aside from whatever mirrors are pressent) or are there some pretty prints/poster/neddle work hanging on the walls. Is the matress just lying on the floor or is there actually a bed frame. What type of lighting is used -- some cheap, trashy table lamp sitting on the floor with a tee shirt over the top of the shade or nicer floor lamps or table lamps on a table -- though I do like the star lamps that are popular.
When entering, do I walk through an empty room or is it somewhat funished (even if with a screen to block one's view of the room, with something that doesn't look like it came from the thrift store, goodwill or the side of the road?
Anything that makes it look like someone takes a bit of pride in themself and in how they do business is good. Anything that looks like if could be from some low end flop house, crack house or crack whore house will get me to look else where and likely never return.

Quick hitters:
Cleanliness of the location's bathroom - pretty much irrelevant unless it's super dirty. I'm talking about dirty tissues, awful smell, dirty toys, etc. Never saw any of this in any kgirl incall. Kgirls aren't pigs, they keep it clean.
About most gross bathroom for p4p I've been with is cheap motel with perpetually wet bathroom towel and floor. Nasty but I just jump over that shit. Obviously not a kgirl incall.
Zero influence unless I think it's hazardous to my health or I see huge red flags such as used needles.
"Accessibility of the location" - sometimes if location is out of the way or if there's traffic. Im not driving 1+ hours in traffic for a non-atf.
Still, if entry is safe and secure I don't mind lack of outside parking nearby. I can plan it out if I know the surroundings. But hell to the no to unsafe entry such as following other people to get in.

Same as "accessibility of the location". Other agencies being in the building has no bearing whatsoever. In fact, it allows me to see two or more girls back to back with less time in between them knowing I can just stay in the building and just go to a different room.

Some socal kgirls use hotels. It's not the norm but I have had kgirls tell me they had just come from working at one, or used to work at one. One veteran almost everyone in socal knows mentioned it last month when I saw her - I said I saw you years ago at city X and she asked if it was at a hotel or apartment to narrow it down.
A decent number of kgirls don't even work for an agency and just use a booker. Often milf veterans. I won't touch most of them but again I know because one girl I saw said she was going independent to do exactly that. Not to mention various reviews on the other forum talking about it.
