Interaction: I find sharing emails prior to a date enhances the sensual build up and anticipation. It can add nuance and depth to the ensuing encounter, and, if that interaction/connection continues in the date, and afterwards, usually means there is a good chance I'll repeat. Along with that I like playfulness too.

Cleanliness: Freshly showered, and, if she hasn't been 'lasered' clean of all her pubic hair, she is neatly trimmed so I don't get face/lip/tongue abrasions while DATY. Unfortunately I have had the experience of 'top range' ladies who should know better having 2day or more stubble down there. Just shows a lack of respect/preparation. I rarely return, even if the other areas were nice

Cleanliness is important, as is stimulating conversation, but I find that the chemistry is either there or it isn't.  I have met a wide variety of gentlemen of many ages, types, backgrounds, etc.  I usually know within 5 minutes if the chemistry is there or things feel awkward. I can't explain it exactly, but 90% of the time things go great and I am left with a smile on my face.  The other 10% of the time, I am left wondering if he liked me...did I say or do something wrong?  Was I chattering too much or did I not talk enough?  Just a feeling like something just didn't click.
