I am currently in a roomie situation. I live in a rather lovely, small, beachy community. I strongly dislike my roomie. Usually I refer to her as my celly because she is quite frankly comparable to a crazy person in jail. Anyway, IT'S TIME TO GO! Though I am not rushing out the door. I am going through the realty co. hoping they will find me EXACTLY what I desire. (apt. not house). Meow my question goes a lil suntin like this...should I make this apartment genius REALLY happy or nawt? I want to...is that wierd? Should I keep it professional? Will weekly hummers help me or hurt me? And g'mornin 2 ewe ![]()

not sure what you are mixing? sounds like you are mixing biz with biz, make sure he knows that; you are bartering sort of speak...
but agree you your services as the carrot, do not just give it away for no apt found

...head do the thinking, as the guys are fond of saying. Think it through first, and if you decide to go ahead, make the ground rules clear to Mr. RE Agent. It should not be an open-ended arrangement, and it would be best if it was a one-and-done deal.

Since you would approach him rather than the typical P4P with the client initiating a meeting you may be putting a gentleman into a relationship that he is not prepared to handle. I think if a man is looking for P4P then he has already made certain concessions in his real life and has weighed consequences etc... in your case it may be that the allure of a tryst will cause him to take a step he would not ordinarily do and that may be harmful in some way either in his current relationships or subsequent guilt. He may also not understand P4P ground rules and become problematic
I'm not sure if any of you have ever dealt with guys before, but generally the more well-laid they are, the better a mood in which you'll find them. Also, as a general rule, when people are in good moods, they're likely to be helpful. Maybe I'm crazy... but I doubt it.
If you're looking in the city, he'll probably want to drive (any good realtor will drive you around, as driving in Boston is annoying, and they don't want you to be annoyed). Say something suggestive in the car, and go for the ol' crotch grab when you're in one of these places all by yourselves. He'll probably be too busy thinking "holy shit, is this really happening?" to object.
However, if it goes south, be prepared to find a new realtor, which shouldn't be that difficult.

With a landlord, you might get to a lower cost by barter, but even that puts him in control. Not good.
An true agent will not have leeway to moderate the price. You might make an offer at a lower price, but it will not be his decision to approve.
If you goal is to get the best place within your budget, then the best motivation for any agent will be competition. Use multiple agents from different companies and make sure they know that. A good agent will be motivated by the sale and provide maximum effort... and that should produce lots of options from which you choose the best for you. Simply put, diversify your search effort.

I got a great deal on a house that had come on the market at 9am saw it at 11 went through it again w/my parents at 1 made an offer it was accepted by 7. thats the way to go pit them against each other...survival of the fitest.
