DC-area hotel availability

I've noticed that in the past few weeks, it's gotten a lot harder to grab a last-minute hotel on a weekday evening in the District or the close suburbs -- or even out by Dulles.

Is this because of conventions in town combined with tourist season getting into full-swing? Should I expect this to continue all summer long? (And if so, what's a low-volume gal who hosts out of hotels to do?)

(For perhaps-obvious reasons, I haven't paid attention to hotel availability in the DMV during previous summers.)

Works out nice if you have a place to stay in DC. The locals are scarce an vacationing or whatever regular people do all summer. Lots of visitors will call you to come out. August gets quietidh. Then locals come out to play and its a normal mix September onwards.
