Hi I am scheduling my first Incall. I got a heads up from another client that sometimes the Incall the provider I am interested in use's is questionable.
Can I get some advice on negotiating a UTR type Incall location?

Thus I think she'll expect you to pay for the room. If instead she'll use this place for other clients besides you, then I think it's fair to expect her to pay for the room, and she can include that expense when figuring her rates.

He would put the room in his name if he books the room, she comes to see him there, and then she leaves.
If she wants to use the room for other clients, then she needs to put it in her own name.

Can I say I want an Incall but not at a place that's a short stay or known by LE?

Sounds like you might need to pick a different provider since you are concerned about her choice of incall location.
You can start by asking (email? text? voice?). "I am really looking forward to our meeting next Tuesday. Can you give me the general location so I can plan my commute to arrive on time?" (Google maps / Waze is really good at giving travel times, and you can set the arrival time to your time and day.) In some places (big cities with named neighborhoods), the answer will give you a clue about the nature of the incall.

If she says, "Of course. We will meet in Upscale East, not far from the Luxurious Store." it lets you narrow it down to the local hotels, most of which are probably 3+ or even 4+. "Of course. We will meet in Muggers' Paradise, not far from the city satellite morgue. Be sure to lock your car and set the alarm. And bring some clean towels. I might run out by the time you get there." lets you check out likely kinds of accommodations in that area. If it's Skanky Hotel and Motels-R-Us you can make a counter offer.

"Oh. The motels in that area make me nervous. Are you able to find a nicer place, maybe in the Nice Neighborhood? I'll offset the difference in the cost of the room. I just want us both to be comfortable in a nice place." and not have to worry about getting lice or infections from the sheets ... assuming they even have sheets on the torn up mattresses. Also, I don't want your pimp or boyfriend to be able to bust through a door made of cardboard and rob me.

You'll have to assess your rapport with her based on prior communications and phrase things as your can. If you are polite but YOU GET HARSH BLOW BACK OR A BAD ATTITUDE, you can use that as a guide as to whether you want to continue with your meeting or cancel and see someone else.

My options are limited so just moving to someone who advertises 4 star and above locations is not an option
Tell her that you are particular about the quality of hotel you go to. It should be 3 star or better. If cost is a factor, you'll make up the difference.
If she balks, then walk.
Have an appointment for tomorrow... here is what I know... 20 + reviews most recent within the last two months. P411 ...has webpage ... contacted a few members and they verified the providor in question is legit....
Told her 3 star and above for Incall she said no problem
First Incall so I am super nervous.. I think I checked all the right boxes... but still nervous about it being Incall were my research says stings happen

If she is a cop, that's not going to stop you from being arrested, all it's going to do is speed up the process. Once you show up at an LE sting, you are almost certainly going to be arrested no matter what you say or do. Two dozen recent reviews and a P411 profile pretty much ensures he is NOT walking into a sting.
That said, it is wise to not do things that will make "prosecution" a slam dunk, things like mentioning sex and money in the same sentence. Usually the first thing I do upon entering an incall is to pull her in close for a nice DFK. That usually sets the tone for the rest of the session.
Relax guys, he just needed some sort of reassurance to feel at ease...
On one hand, nothing will stop an arrest if the officer wants to arrest you. Heck, they recently arrested a nurse in Utah who was doing her job. On the other hand, asking for a boob might save you from a conviction unless you were stupid enough to discuss p4p beforehand.

BUT NEITHER IS THE CONVERSE: "If she is not a cop (is a Provider) she will show you a tit." NOT TRUE! Showing or groping is considered low class by many and if you ask for such a thing, you even stand a chance of being turned away on the grounds that she believes YOU to be either LE, a schmuck or both.

The "LE check" is legally useless. It might be fun, but if initiated by the client, it can ruin the session going forward or end it before it even begins. READ HER REVIEWS.

Also being obsessed with research as part of prep I look for arrest logs online. Many people caught in stings also get charged with assault for groping the undercover so pro tip don't do that

Do not EVER visit a 1-star hotel; secure a room yourself (at your own financial risk but bid a 2-Star Priceline...Extended Stay America generally); reach out on the boards here; check out the hotel beforehand for activity...some things you can do to feel more comfortable.
I used to book 2-star Extended Stays and they were fine but with the new location rating...I secure "up." I have SEVERAL clients who have been busted in 1-stars in DC...sometimes another gentlemen would be leaving upon arrival or others in the room without prior arrangement...RUN.
Most importantly...trust your gut and if she has several reviews...that might mean something. Stay Safe!
I understand you are looking to be at ease about seeing your chosen girl. I have seen some advice on here that make sense if you are concerned with LE. To book the hotel in advance in your name and make it an outcall. Why? Because no LE would go to an outcall for a sting. Incall LE controls the situation where an out call they cannot.
From what you stated it sounds like the option of a 4 star hotel is out of the question. Proceed by as told by others to communicate with each other and to agree on a location you are both comfortable with an incall.
You have been offered some good advice by me and many. You got this and have fun and if you already had your date; hope you both had a great time.
