I have the opportunity to take over a very beautiful full service spa.
I have a few questions for the gents:
What kinda of facilities are important to you? Hot tub? Nuru room? Vichy Shower room?
I have all of this available and am leaning more towards full immersion style sessions. Maybe a little longer for a full use of the facilities-with your lady of course. Also I was interested in offering fantasy sessions with multiple girls and possibly multiple guys. Or a post-bachelor party,party lol where you wind down from the festivities the right way....

Do any of these things make any difference to you?  

One more thing, I wont have only Asian lady's there. I would like to have a little of everything

I have experience running this type of establishment, just looking to turn it into something more than the ones I have seen.
Any help is appreciated.

If you're thinking of taking this spa down the road towards TER-land, I think that ownership is a huge step beyond participant (Provider - employee or client).  

Keep a lawyer on retainer. And maybe keep track of the folks you have to pay off for protection.  

I have NO ACTUAL EXPERIENCE as an owner. I just know what I seem to read here (recent busts in Seattle and NYC) and elsewhere.

If you have a nuru room, be sure it's good and warm

Those are all important but in order...

1. Good Massuses  
2. Non Smelling oil/lotion
3. walls that go all the way up in the room with doors
4. M. Tables that dont make too much noise
5. Showers - Neutral smell soap (fragrance free)  

now the options:
1. Table showers
2. Nuru rooms with heat... its gets cold
3. Jacuzzi Room

I have been to many MP's all over and even thought some of them have hot looking ladies if the massage is non existent then you may not get the repeat, after all we can go to incall to get that part.. the massage is part of the sensual arousal that happens and that is why some of us keep going back for more.

It seems the bulding owners are all out of state...  "have no idea anything illegal going on".  Pausable deniability!  
Periodically, it seems they are busted...  all of them...  particularly if more than HE offered.  They eventually re-open with new management...  new girls... and start over.  I think they figure it is a cost of doing business.  Maybe not so much if you are the one who gets the criminal record.  

A spa has to advertize.  Have a sign out front.  It's just too high profile.

Great to hear you are venturing into ownership and hope it all works out.

1. Privacy  
2. Large rooms if possible  
3. non scented tables, sheets, soap, lotion  
4. Hygiene  
5. Bathroom location --( I stopped going to a MP because the location of bathroom and thin walls )

Will you focus on locals & repeat business, or visitors with a "destination experience" that can't easily be had elsewhere?

+1 Vichy shower room
+1 Nuru room (with humidifier so you don't dry out too fast)
+0 Hot tub - unless I see it being filled so am not marinating in someone else's water
+1 Steam sauna

Other requests:
1) tables 30" wide and solidly built (room to move and no creaking)
2) stabilizer bars for walking on backs
3) soundtrack loops longer than an hour
4) bar with whisky or wine, and prepared fruit for snacks
5) limo service as the strip clubs offer

From a design standpoint I'd love to see plaster walls, high ceilings with crown molding, arched doorways, varied color scheme (theme) rooms, tapestries or drapes, gentle airflow throughout, water fountain in entry, and the bathroom easy to find.

Right now my favorite spot has none of the fancy stuff.  I did try the places that had the TS and Saunas first but the staff was less attractive, spoke almost no conversational English, had poorer technique, and/or was more mechanical on the extras than where I currently go.  One of the girls told me the purposely decided to NOT have a TS as they were afraid of drawing extra attention to the place from LE.

Amenities I like:
TS
Different music - I hear the same stuff every time I go there.
Odorless oils
overhead bar for those days i need my back walked on

However this is all secondary to good staff.

 

For the 1st time my 2 ATFs are working on the same schedule and rotation.  They invited me to do 4 hand next week if they aren't both busy - should be interesting.

AMPs all have table showers.  I enjoy the washing.  My fav place will wash & condition my hair too.  After my first visit, they moved the Table closer to the wall...  to about 6".  I have impairment & am concerned about falling.  The distance means I can't fall off that side.  I brought & gifted a suction cup (WM) grab handle which helps me turn over.  Today, I found she'd added another suction cup bar opposite the table to hold to while she dries me.  ADA installed bars would be better but only if done right.    
Her massage table may be custom... very wide maybe 4 feet or more...  easy to turn over without getting to the edge. Face cut out.  
My only criticism of my fav place is there must be a bathroom but it's hidden from customers.  I make sure I stop & go before arriving.  
Another spa I visited recently had the narrow TS table against the wall.  The grab bars were too high.  The table was high to get on too.  Why are they so high?  Very hard to safely turn over.  

I have no opinion of a sauna as they are bad for me medically.  

Towels to wrap around for decency.  My Fav place, doesn't usually bother for me since I'm the only one in there.  But if you don't have good hips, the towels slip easily.  Opps!  I've found a spring clamp like a bag clip or hair clip will work to keep a towel together.  There is a bathrobe on a hook...  I used it once 2 owners ago... still on the hook.  

My fav place: each room is private with doors.  There is a ceiling bar but I've only had it used once.  The table is good height to sit on & change.  Theres enough room for her to walk around easily.  We thoughfully decided to try getting me up on the back side this time so my stronger arm was avalble to help.  There is a small wash sink in each room.  Most don't but it's a good idea.  

An other AMP place the narrow massage table was tight against the wall.  Dunno what the wall was.  Plywood maybe but draped in cloth.  Hard to get on & off table.  That room was really cramped  Dunno about the other ones.  I wasn't impressed & won't be hurrying back.

A couple of American Massage places..  None had a hand sink in room.  No TS.  Walk around massage table.  In one case it was a medical building rental, another a subdivided rental will office rooms, just a portable massage table in center.  These American  providers had little training.   The E spa (now closed) shared a bathroom with the whole floor...  at least they had one.  My fav gal would meet me at the entrance & walk me in.  

I seriously want to stress safety.  
I once had a chiropractor...  I'd seen him for a while...  but suffice to say my back wasn't happy this day & I ended up on the floor.  The Chiro would not help me for fear of liability.  He offered to call a rescue!  Never saw him again!  Imagine something like this at a MP.  The customer falls, is hurt & can't get up.  
I'd think designing safety in would be most important.  Big enough tables to not fall off turning over, good height to get on / off.  Non-skid in shower.

And I've been to some places where they have a terry cloth or velour? robe in each room.  I never know how many times they've been used between launderings, so I stick with the towel as cover.  The robes I've looked at seemed OK and were never wet or damp ... I'm just not sure.  

It might seem odd to be concerned about contacting someone else's sweat or shower dampness as I'm about to be much more intimate contact with my hostess and who knows what else, but ... it's just another one of those things

seem like a Presidential suite.
