Things to consider when renting an apartment for incalls

I got really lucky with the incall that I have now, because I have pretty much the perfect setup... but it took me several months of patient searching to find it.

You'll want to find something that has EASY parking for your clients - the problem w/ parking in the Valley & the Westside is that there isn't any; so you'll want to scope out the parking situation, find out if there's permits required, check out the availability of spaces during the daytime & the evening if you take evening appointments. Some neighborhoods empty in the daytime can be totally packed during the evening. I would advise against using an assigned parking spot in a parking garage for your clients. The less unusual things your neighbors notice, the better.

Pay attention to your entrance. If you can, get an entrance that can't be seen from the street - and hopefully one that can't be seen by your neighbors. I prefer a main entrance for the entire building so that any traffic going through can't be pegged as being headed to any particular apartment, but not that there's so much traffic that it's going to be noisy... that's just my personal preference on the noise.

Try & find something situated near a shopping center, coffee shop or other public area that you can use for your 2-call spot - no more than 1/2 mile away - that's easy to navigate to & from once your clients arrive.

 
Most important for me personally: a chill landlord and even more chill neighbors. Many people work from home, and you can come up with a story about being a remote assistant or consultant, etc.

 
As for the specific city, I'd go for areas that are near transportation hubs - i.e. somewhat near an interchange so that you can catch the commuter traffic, and it's easy for gents to stop off to/from their way to work/lunch.

Apartments can be problematic.  I think you're better off using hotels (not motels) the kind with indoor hallways.  Renting an apartment to use as work space can be a pain.  Rental contracts, qualifying, if the landlord requires a lease etc.  First, last, security, on and on...  Have a place that you live and keep it for yourself.  Many apartments that were built more than twenty years ago have walls that seem paper thin.  Modern hotels design in sound deadening to allow rooms not to communicate acoustically.  Even the air ducts now have sound baffles.  You'll enjoy your privacy and can maintain a discreet presence.
  Second choice might be a studio in an industrial area in the SF valley because its the x-movie capital of the world and most industrial places are used mostly from 6am to 4 or 5pm.  I visited one provider that had very comfortable tenant improvements (kinda like a movie set, boudoir) inside an industrial building you would have never guessed.

PS my best adventures have been in modern multi-story hotels.

Oh, I almost forgot, extended stays are good too because they have indoor hallways, they're usually ghost towns WRT hallway traffic and typically there isn't even anyone at the front desk in the evening.  They're like gas stations where you can only buy gas at the pump w/ a CC card 'cause there is NO ONE there, after 8pm.

He's a jerk and everyone on the boards knows it.  He has no idea what he's talking about. Incall in an industrial building? Is he fucking kidding?  If you are seriously looking for a place to live and work, Beverly Hill, Culver City, West LA, Marina Del Rey,  are all good. Studio city is okay as is north Hollywood and Glendale but the west side of LA seems to be where most of the hobbyists live/work.

A hahehehaheha.  You named yourself a MONGER.  I am certainly glad that it(Monger) and I are in opposite camps.  I feel sorry for any lady that must experience it's presence.  I'm sure afterwards she'll be running straight to the shower to wash away the stench.  Ewwwwwwww!!!

Parking is important.  Well lighted at night if I have to park outside.  a coffee shop nearby is nice so if I arrive early I can sit and have a coffee and not look like that odd guy sitting in his car.  Easy access to the freeway is good, one person I see has a place 15 minutes off the highway and it's a PITA.

Might wanna be careful about apartments in West Hollywood.

Alot of the streets require parking permits to park after certain hours.

So, if you have night appointments could be a bitch parking as well or get a ticket!

West LA is great location, very central. I will start with booking hotels because i'm definitely not looking to live in a place where i work ;)

I will start with renting out hotels or apartments for one-two nights in different neighborhoods to see which one works the best for me and then will commit to a lease an apartment with another provider.
